DOUR LOGISTICS

Situated in the centre of the Benelux area, the site in Dour is perfectly located for direct distribution to Europe's main consumer market. 
With the Dour Logistics Centre, the site offers 40.000 m² to 200.000 m² of modern logistics space with excellent conditions for warehousing, distribution and light production. 
Railway container platforms in Liège and Hainaut as well as barge terminals (http://www.deschieter.be/en/) in the vicinity allow for daily connections from the Port of Antwerp and Zeebrugge to all of Europe. Wallonia offers a system of financial incentives to encourage companies to invest in this region of Wallonia and so to promote employment.The Ghlin terminal (15 km away) is river and rail (rail operations started on 01/10/2022).  
Between Ghlin and Dour, in Hautrage (10 km from the Dour site) the logistics company Fockedey is connected to the railway and along a port.
The permit was issued for the construction of a first phase of 93.692 m² (Phase 1). Phase 2 is an extension possibility of ± 100.000 m², for which a permit has not yet been requested.The focus is on build-to-suits for end users who are looking for XL distribution centres of 40.000 m² and more. 
The warehouses are dividable as from 10.428 m² (with mezzanine) and the offices (and amenities) will be custom built according to customer's needs at an indicative rent = 115 €/m²/year.The site is fenced and has a secured gate entrance.
